Water damage restoration cost calculator for the GTA

Two numbers decide this bill: how much floor the water reached, and what was in the water. Toronto restoration companies publish an all-in cleanup rate of $4 to $12 per square foot, and separately quote whole jobs by water category, from $2,500 to $4,000 for clean water up to $6,000 to $12,000 and beyond for sewage. Those two methods disagree on purpose, because they are answering slightly different questions.

Category 1, clean water: a supply pipe, a tank, a feed line to an appliance

Two figures worth knowing that are not in the total: pumping out standing water is quoted at $500 to $3,000 on its own, and the industrial drying and monitoring stage at $800 to $4,000, usually two to four days. Both are normally inside the rates above, which is why they are not added again here. Leave a wet structure past 24 to 48 hours and remediation adds $1,500 to $6,000 and up.

Why one loss has two prices

A rate per square foot describes effort spread over an area: extraction passes, air movers placed every so many feet, days of monitoring. A whole-job price by water category describes contamination: what has to be cut out and binned, what has to be disinfected, and what the crew has to wear. A large clean-water loss and a small sewage loss can cost the same money for completely different reasons, and a quote that only mentions one of the two is a quote you cannot check.

The floor area to type in is the footprint the water actually touched, not the room. It travels further than it looks: under the kick plates of kitchen cabinets, behind baseboards, along the underside of a subfloor and down through a floor register into the ceiling below. This is what a moisture meter and an infrared camera are for on the first visit, and it is why the first honest thing a good contractor says is often that the wet area is bigger than you thought.

The one deadline on this page is not financial. Wet organic material in a warm Toronto house can start growing mould inside 24 to 48 hours, and once it does the job stops being drying and becomes remediation, at $1,500 to $6,000 and up on top of everything else. That is the real argument against waiting for a quote you like better, and it is the whole reason the after-hours surcharge is usually money well spent.

What are Categories 1, 2 and 3, and why do they change the price so much?

They are the IICRC's classification of how contaminated the water is. Category 1 is clean water from a supply line or a tank. Category 2 is grey water carrying detergent, food or soap from an appliance or a tub. Category 3 is black water: sewage, a backed-up drain, or anything that came in off the ground outside. The price moves because the method moves. Clean water is dried in place; black water means porous material is cut out and thrown away, everything left is disinfected, and the crew works in protective equipment.

Does the price include putting the room back?

No. Restoration and reconstruction are two contracts even when one company sells both. Drying finishes at bare studs and clean subfloor with a moisture reading somebody signs. Putting the drywall, flooring, baseboards and insulation back is quoted at $1,000 to $20,000 and up depending on how much came out (Desa Contracting). Why is the 3am call more expensive?

Because somebody is being woken up and equipment is being loaded in the dark. Desa Contracting publishes an after-hours emergency fee of $150 to $500 and up, and a separate $250 to $1,000 for a holiday or overnight response, on top of the work itself. It is still worth paying. The clock that matters runs on the water, not on the invoice: mould can start in 24 to 48 hours on a wet organic surface, and remediation once that has happened adds $1,500 to $6,000 and up.

What does the drying stage cost on its own?

Structural drying and dehumidification with industrial equipment and daily monitoring runs $800 to $4,000 per job, usually across two to four days (Desa Contracting). This page used to quote a GTA day rate for renting a low-grain refrigerant dehumidifier yourself. That figure came from a rental firm whose pages now answer every non-browser request with a captcha wall, so it could not be re-checked and has been withdrawn rather than republished on trust. The point it was making stands without a number: renting is cheaper and worse, because what the crew is charging for is the meter readings that prove the wall behind the drywall is dry.

Will insurance pay for it?

Sudden and accidental water damage from inside the home, such as a burst supply pipe, is what a standard Ontario policy is built to cover. Water that came up through a drain needs a sewer backup endorsement, and water that came overland in a storm needs an overland water endorsement, both of which are bought separately.
