Where do the numbers in these calculators come from?

Each one reads a researched pricing file rather than carrying prices of its own, and every row in those files names the Canadian company or authority that published it and links to the page. Where two sources gave different figures for the same job, the range was widened to hold both rather than averaged into a number neither of them charges. Nothing is modelled and no midpoint is computed: a typical figure appears only where a source printed one itself.

How accurate is an estimate from a page like this?

It is as accurate as a published price range can be about a job nobody has looked at. What these tools do well is tell you whether a quote you have been given is inside the market or outside it, and show which line items a quote has left out. What they cannot see is access, how wet the structure still is, what is behind the wall, and how much of the work an insurer will fund.

Do I have to give an email address to see a result?

No, and there is nothing to fill in. Every calculator here shows a worked example before you touch it, updates as you type, and never asks who you are. RestorationIndex does not sell leads and no company on this site can pay to appear in a result.

Do the prices include HST?

No, unless a result says otherwise. Ontario charges 13% HST on restoration and remediation work, and most contractor price lists quote before tax. When you are comparing two real quotes, check whether each one is tax-in or tax-extra before you decide one is cheaper.
