Why hire an inspector separate from the remediation company?

An inspector who does not also sell remediation has no incentive to overstate the problem, so an independent inspection and, later, independent clearance testing give you unbiased answers about whether you have a mold problem and whether it was fixed. Separating testing from removal to avoid a conflict of interest is a recognized best practice, which is why many insurers and cautious homeowners use a third-party inspector.

What does a mold inspection and test involve?

A typical assessment combines a visual inspection, moisture mapping with meters and sometimes thermal imaging to find hidden water, and sampling: air samples compared indoors versus outdoors, and surface or tape-lift samples of suspect growth. Samples go to a lab for analysis, and you receive a written report identifying what was found and where. The moisture-finding step matters most, since mold is a symptom of a water problem.

Do I need a mold test if I can already see mold?

Often not, to decide whether to act. Health Canada's guidance is that visible mold should be cleaned up regardless of the species, so if you can see or smell it, the priority is removal and fixing the moisture, not identifying the type. Testing is most useful to find hidden mold, to establish air quality before or after work, to settle a landlord, tenant or real-estate dispute, or for clearance testing once remediation is done.
