Asbestos testing cost, and what removal runs if it is positive
The test is the cheap part and it is the part worth buying first. Bagging a sample and posting it to a lab is $30 to $120. Having an inspector come and do it properly for one room, with up to three materials covered, is $299 to $500. Only after that does the expensive question start, and this page prices both halves so the second number never arrives as a surprise.

Testing and removal together: $1,699 to $3,600. Ontario sorts abatement into three types by how easily the material sheds fibres and how much it is being disturbed, and published project prices run $500 to $2,000 for Type 1, $1,500 to $5,000 for Type 2 and $5,000 to $15,000 and up for Type 3. Which type your job is depends on the condition of the material and how it has to come out, so a contractor assigns it after seeing it, not from a form.
What separates a $30 answer from a $500 one
A laboratory charges for looking down a microscope at whatever arrives in the bag. That is the $30. Everything above it is somebody deciding what to put in the bag, which materials in the room are worth suspecting, how to take the sample without spreading what is in it, and how to write it up so a contractor or a lender will accept it. On a single suspect tile already lifted and sitting in the garage, the $30 answer is the whole answer. On an intact ceiling in a house full of 1970s finishes, it is not.
Turnaround is a real lever on the price. A Toronto-area laboratory publishes the same analysis at $30 per sample on a ten-business-day queue and $75 for same-day, so a fortnight of patience is worth more than half the fee. Pay for rush during a closing or a stop-work order, and otherwise wait.
Removal is priced in a completely different currency: square feet of material, linear feet of pipe wrap, and a floor under all of it. The published minimum for a residential abatement job is $1,200, and that is the number a two-square-metre patch actually costs, because the enclosure, the negative air, the disposal manifest and the clearance test do not get smaller when the patch does. How much does asbestos testing cost in Ontario?

Why is one sample never enough?
- Because a lab tells you about the piece of material in the bag and nothing else. Every distinct material is its own question: a stipple ceiling, the drywall behind it, the floor tile, the mastic under the tile and the wrap on the basement pipe are five separate tests, and it was normal for a 1960s Ontario house to contain asbestos in some of those and none of the others. Extra materials on an inspector visit are $40 to $80 each beyond the first few.
Should I take the sample myself?
- Taking a sample means disturbing the exact material you are worried about, which is how fibres get into the air in the first place. A mail-in kit is genuinely cheaper and it is the right call for something already broken and already exposed, where the disturbance has happened anyway. It is the wrong call for anything intact, anything overhead, and anything friable enough to crumble in your hand, because you cannot un-release a fibre once you have made one.
What are Type 1, Type 2 and Type 3?
- They are Ontario's three classes of asbestos work under Regulation 278/05, set by how readily the material sheds fibres and how much the job disturbs it. Type 1 is low risk, non-friable material in good condition, published at $500 to $2,000 for a residential job. Type 2 is non-friable material being cut or removed, $1,500 to $5,000. Type 3 is friable material behind a full enclosure with decontamination, $5,000 to $15,000 and up (Green Life Restoration Services). The classification is assigned after somebody sees the material, not from a form.
What does removal cost per square foot?
- Ontario abatement companies publish $8 to $15 per square foot as the standard band across most residential projects (Magcor), with the rate moving by material: $6 to $12 for a popcorn ceiling, $10 to $15 for drywall, $20 to $25 for plaster, $15 to $25 for attic insulation, and $35 to $55 per linear foot for pipe wrap. A $1,200 minimum project charge is normal, so a very small area costs what the setup costs rather than what the square footage suggests.
Does the air have to be tested afterwards?
- After Type 2 and Type 3 work in Ontario, yes: the air is tested by somebody qualified before the containment comes down, and it is a separate line at $200 to $700. Treat a quote that leaves it out as an incomplete quote rather than a cheaper one. It is also the only document that shows the job finished clean, which matters later to a buyer, a lender or an insurer.

Asbestos is the one topic on this site with no Canadian aggregate behind it, so every figure here was collected directly from a Canadian laboratory rate card or an Ontario abatement company's published price chart in August 2026. US price guides rank strongly for these searches and none of their numbers are used, because Ontario's Type 1, 2 and 3 procedures change what the work is. Where two Canadian sources disagreed, the range was widened to hold both.
