How the estimate is built

There are two ways GTA remediation companies publish prices, and this calculator keeps them apart because mixing them is what makes quotes look random. The first is a rate per square foot of affected surface, which is what you get when the mould is on the face of something and the crew can treat it where it stands. The second is a project price for a named space, which is how bathrooms, attics, crawlspaces and basements are usually sold, because the real work is access rather than area.

The area you type is the mouldy surface, not the room. A 10 by 12 basement bedroom is 120 square feet of floor, but if the growth runs three feet up two walls the affected surface is closer to 60. Overstating it is the most common way people frighten themselves with a number.

Three things move a real quote that no calculator can see. How wet the source still is, because a leak that has not been fixed turns a one-visit job into a return. Whether the growth is on the face of the drywall or behind it, since anything inside a cavity means demolition, disposal and a rebuild. And what the space is used for, because sleeping rooms and anywhere a person with asthma or a suppressed immune system spends time get quoted with containment as standard rather than as an option.

Ontario does not license mold remediation.
